Closing Costs for Sellers
Real Estate Commission: Approximately 6% on homes & villas, 8% on lots.
Attorneys' Fees: Because of the complex nature of real estate closings, the South Carolina Supreme Court requires that attorneys participate in and oversee all closings. Attorneys fees typically cover review of title exam, preparation of your deed, required tax and mechanic's lien affidavits, and all other normal conveyance documents. Approximately $500.00
Deed Stamps: Transfer tax payable to Beaufort County $3.70 per $1,000. of sale price.
CL-100 (Termite Letter): The CL-100 provision found in most contracts in this area requires the seller to provide at the seller's expense an inspection report from a licensed pest control firm. The report must indicate that the improvements to the property are free of termites and other wood infesting organisms and damage caused by them. Approximately $125.00-$150.00
Record Fee: Cost to record deed. Approximately $25.00.
